We look for off-market transactions. This helps us avoid bidding wars, and it keeps costs reasonable for people like the first-time home buyers we often sell to.
Connection
An acquisitions coordinator will come to your home, take some photos, and answer any questions you have.
Evaluation
During the evaluation phase, we consider the market, the neighborhood, and a variety of other factors. If the project is a good fit, we make a fair offer.
Contract
If you accept our offer, we sign a contract agreeing to purchase your property. You should always have an attorney review and approve your contract.
Closing time
At closing, the only thing you have to do is pick up your check. We know this is a bittersweet moment for some. The good news is this is a chance for your home to have new life.
Our rehab process
Building neighborhoods one project at a time
1
We get ready
After buying a house, we work with our trusted subcontractors to schedule the work.
2
We do the work
Some houses just need a good clean out. Others may need a roof, updated mechanics, foundation work, or all of the above. Whatever it is, we do the heavy lifting.
3
We go to market
Our finished product is an affordable, quality house that is a great investment for anyone, including first-time home buyers.
4
We are efficient
We work with our attorney to get the property transferred to the new homeowner as quickly as possible. We do this by avoiding delays and using solution focused methods to address any issues.
5
We reinvest
Once we close, we set aside ten percent of our broker commissions for our Building Neighborhoods Fund.
